Sell Your Home as a Certified Pre-Owned Home!

One of the most stressful aspects of buying or selling a home is the inspection process. Typically, once an offer is accepted, the Buyer has as inspection completed on the home to see if there are any defects present. Once the inspection is completed, the Buyer asks the Seller to repair items revealed on the inspection report that they find undesirable. The Seller can either agree, or not agree to what the Buyer asks, or counter the inspection and say that they will only take care of some of the items, and not the others. If the Inspection Response isn't to the Buyer's liking, the Buyer can back out of the contract, and get their earnest money back. This all takes place usually within a 14 day time period from the time the offer was accepted.

Obviously, with the sale and purchase of the single biggest transaction most people ever make hanging in the balance, the Inspection Process is stressful on both Buyer and Seller. Deals sometimes fall apart leaving the Seller with a house that someone else didn't want, and leaves the Buyer with a loss of the cost of the inspection, sometimes $500 or more. Why not get that taken care of ahead of time?

When you buy a car, often times you can buy a Certified Pre-Owned vehicle. In this case, you know what has been checked out on the car, and it usually comes with a warranty for a certain period of time. This relieves the stress and worry of buying a "lemon" to the car Buyer, and usually means more profit and less haggling for the dealership. Why not use this concept when selling a home?

In our Certified Pre-Owned Home Program, the same principles apply. Prior to offering the home for sale, an inspection will be completed. This will reveal anything objectionable and allow us to get that taken care of ahead of time, and a Home Warranty is provided to the Buyer of the home at closing. This will relieve a lot of worry from the Buyer of the condition of the home, and give theses homes an edge over the competition. It will mean more profit for the Seller, and less haggling. It will completely cut out the double-negotiating that the typically inspection process causes.

Fall Checklist to Keep Your Home Looking Great!

It’s hard to believe that fall is already upon us. Summer may be over, but now is not the time to neglect a home’s exterior, especially if it’s going to soon be listed for-sale this season. Here are a few tips to help you embrace the fall season and keep your property looking its best:

· The most obvious tip: rake up leaves on a frequent basis;
· Inspect your gutters regularly and remove any leaves that get trapped;
· Carry on weeding garden beds and walkways;
· Remove all annual flowers that are no longer blooming and plants that are past their “best before” date. Dead vegetation gives the impression of a home not cared for;
· If you’re experiencing a warm, dry fall in your area, you’ll still need to irrigate your lawn (according to local by-laws of course);
· Fertilize your lawn before the ground freezes (unless you’re lucky enough to live in a year-round warm climate). This will give your grass a head start in the spring. However, check with your local garden center first to find out if this is the right course of action for your particular environment;
· Readjust the timers on outdoor lighting displays since it now gets dark earlier;
· Give your gardens some liveliness by planting fall flowers such as chrysanthemums. Choose a color that compliments the exterior of your home;
· Redesign your urns and flowers pots – it’s time for a fall theme;
· Add some vignettes. Sometimes, it’s the little things that produce the most attention. My personal favorite for generating anticipation in potential buyers is to create a simple fall vignette on the porch. Pumpkins add a punch of color and provide a warm, welcoming look when blended with something interesting like a couple of antique lanterns, for example. Be careful not to add too many items to the vignette or it will appear too cluttered.

If there’s a swing or rocking chair on the porch, add cushions with a generous amount of orange in them to tie everything together. If you pay this much attention to the exterior of your home, buyers will be anxious to see what awaits them behind the front door. The photo above was taken at the side door of a property that was never used as an entry point. Be sure when creating your vignette that you don’t block access to the front door.

These are just a few things that will help keep the exterior of your home looking terrific right through to the next season: The dreaded winter. We won’t think about that right now though!

Zestimate, Schmestimate!


What is Zestimate?

 

Zestimate is Zillow.com's "proprietary" home valuation tool. It appears in your home’s page on Zillow.com, whether it is for sale or not.

 

How is my Zestimate Calculated?

 

Zestimate values are calculated from county tax documents, which are public record. Essentially they are your county’s tax assessment of your home.

 

Is Zestimate what my Home is Worth?

 

NO! Your home’s worth is equal to the most someone is willing to pay for it! Market conditions dictate that. For instance, right now home inventory is low in the Indianapolis area, meaning there are fewer homes available relative to home-buyers searching. This means if your home is desirable, more people are going to want it, and of course, value goes up! It’s all about supply and demand.

 

Should I have my Home Re-Assessed to Raise Zestimate?

 

NO! All you will do is raise the property taxes you are paying currently, and what the eventual buyer will have to pay. Taxes are included in mortgage payments. An increase in taxes mean an increase in payment. An increase in payment means higher debt-to-income ratios, meaning less people will be able to get a loan on your home! No bueno!

 

How can I get a Fair Market Value of my Home?

We know what it is doing, what other homes have been going for, and can base our valuation off of market trends in your specific neighborhood. Pricing a home is as much of an art as it is a science. We consider numbers, and trends, but often times it is more of a feeling, or an instinct.
